Planning & Finance

Building the analytical and financial foundation your project needs to move forward.

Planning

Our planning work starts with the community. From neighborhood-scale studies to corridor strategies and comprehensive plans, we help clients understand where they are, where they want to go, and what it will take to get there. We pair data-driven analysis with stakeholder engagement to produce plans that reflect local conditions and are built for real implementation.

Community & Neighborhood Planning

Community Planning - Development of data-driven, action-oriented strategies that reflect stakeholder engagement. Examples include neighborhood-specific or corridor-focused strategies, as well as larger community plans.

Strategic Planning - Defining a client's competitive advantage and creating a clear path for execution. The planning process includes an action plan and measurable key performance indicators.

Geographic Information Services (GIS) - Spatial data analysis and interactive mapping to visualize patterns, trends, and relationships. Custom maps, dashboards, and web-based tools that translate complex datasets into accessible visual formats for decision-making, stakeholder engagement, and grant applications.

Finance

Turning a plan into a project requires a clear understanding of cost, feasibility, and financing. Our finance services help clients build the analytical foundation for sound development decisions -- from early-stage feasibility through full capital stack assembly. Our work has supported projects accessing RACP grants, New Markets Tax Credits, Historic Preservation Tax Credits, and HUD financing across the region.

Feasibility Studies - Analysis of costs and benefits of specific development options to inform client decision-making. Examples include analysis of potential new locations and buy-vs.-rent comparisons.

Budget and Pro Forma Analysis - Preparation of comprehensive project budgets that include all relevant costs, with pro forma analysis focused on forward-looking operating income, expense projections, and key financial metrics.

Capital Stack Development - Identification and sourcing of eligible financing for a planned project, including public incentives, tax credit programs, debt, and equity structures.
